If you wake up between October and March to windows running with water, pooling on the sill, you are not alone and there is nothing wrong with you. British housing plus British weather makes condensation close to inevitable. The good news is that most of it is fixable, and the most effective fixes cost nothing.
This guide explains what is actually happening, what to do about it in order of impact, and — importantly — what doesn't work, so you don't waste money.
What condensation actually is
Warm air holds more moisture than cold air. When the warm, damp air inside your home touches a cold surface — almost always a window pane, sometimes an outside wall behind furniture — it cools down and can no longer hold that moisture. The water comes out of the air and onto the glass.
That's it. Condensation is not a leak and it is not rising damp. It is moisture that was already inside your home, becoming visible.
This matters because it tells you the two levers you have:
- Put less moisture into the air
- Get the moisture that is there out of the building
Everything below is one of those two things.
Where the water is coming from
A typical household puts a genuinely surprising amount of moisture into the air every day. The main sources, roughly in order:
- Drying laundry indoors. A single wet wash load releases around two litres of water into your home as it dries. This is far and away the biggest offender in most UK flats.
- Showering and bathing. Concentrated, but usually short.
- Cooking, especially boiling pans without a lid.
- Breathing. Genuinely — a sleeping adult gives off moisture all night, which is why bedroom windows are usually the worst in the morning.
- Unvented tumble dryers that aren't a condenser or heat-pump model.
The fixes, in order of how much they actually help
1. Stop drying clothes on radiators (free, biggest single win)
If you take one thing from this article, take this one. Drying laundry on radiators inside a closed room dumps litres of water into your air with nowhere to go.
If you have no outdoor space and no dryer, dry clothes in one room with the door shut and the window open a crack. You want that moisture leaving the building rather than spreading through the flat and condensing on every cold surface you own.
2. Ventilate briefly but properly (free)
The instinct in winter is to seal everything shut. This is exactly backwards — it traps moisture in.
What works is short, sharp ventilation: open windows wide for 5–10 minutes, ideally two windows on opposite sides of the home to get air moving through. The air exchanges quickly, the moisture leaves, and because you've only briefly changed the air temperature and not cooled the walls and furniture, the room warms back up fast. It costs you very little heat.
Leaving one window on a trickle vent all day, by contrast, bleeds heat continuously and moves far less air. Do it in bursts.
Best times: after showering, while and after cooking, and first thing in the morning in the bedroom.
3. Use your extractor fans, and use them longer than you think (free)
Turn the bathroom fan on before you shower, not after, and leave it running for 15–20 minutes after you get out. Keep the bathroom door shut while it runs — otherwise you are just distributing steam into the hallway.
Same in the kitchen: lids on pans, extractor on, and give it time.
4. Keep low background heat rather than short blasts (cheap)
Condensation forms on cold surfaces. A house that is heated hard for an hour and then goes cold has very cold walls and windows, and gets much worse condensation than one kept at a steady, modest temperature.
A low constant setting — many people find somewhere around 16–18°C in occupied rooms — usually produces less condensation than blasting the heating twice a day, and often costs a similar amount because the building never fully cools down.

5. Move furniture off external walls (free)
A wardrobe pushed flat against a cold outside wall creates a pocket of still, cold air behind it. That's where you find black mould spots. Leave a 5cm gap so air can move.
The same applies to curtains: heavy curtains closed tight over a window trap cold air against the glass and can make the condensation on that pane worse, even while they help the room feel warmer.
6. Wipe the windows (free, and genuinely worth it)
Unglamorous but effective. Wiping down wet panes and sills each morning with a cloth or a small window vacuum physically removes water from the building before it can soak into frames, sills and plaster. Two minutes a day prevents the mould that takes a weekend to remove.
7. A dehumidifier — with realistic expectations
Dehumidifiers help, but size matters more than people expect, and this is where money gets wasted.
Small, low-power units are designed for small enclosed spaces: a wardrobe, an ensuite, a caravan, a cupboard that keeps smelling musty. Used there they work well and cost very little to run. Our compact dehumidifier is this type.
What a compact unit will not do is dry out a whole flat or house. For that you need real capacity — something like a 12L/day unit for a 1–3 bedroom home, or a 16L/day unit for a larger or badly affected property. Anyone selling you a mini dehumidifier as a whole-house solution is not being straight with you.
What doesn't work
- Sealing every gap and vent. Blocking trickle vents and airbricks is one of the most common causes of a condensation problem getting dramatically worse. Your home needs airflow.
- Painting over mould. It comes back through, usually within weeks, and you've now got mould under paint.
- Moisture-absorbing crystal tubs as a main fix. Fine in a wardrobe or a car. They capture a tiny fraction of what a household generates daily.
- Turning the heating off entirely to save money. Understandable, but cold surfaces are exactly what condensation needs. It usually makes damp much worse.
If you're renting — this part matters
There is an important line between condensation, which is largely about how a home is used and ventilated, and structural damp — penetrating damp, rising damp, a failed roof, rotten window seals, or a property with no working extractor fans.
The second category is your landlord's responsibility, not yours. Under the Homes (Fitness for Human Habitation) Act 2018, rented homes in England must be free from serious damp and mould hazards for the whole tenancy.
Signs it is likely structural rather than lifestyle: damp patches on walls that appear regardless of ventilation, a tide mark rising from the skirting, damp that is worse after heavy rain, black mould returning within days of cleaning, or no extractor fan in a windowless bathroom.

This is worth doing properly — don't just buy a dehumidifier and let a genuine repair issue slide.
A realistic winter routine
Pulling it together, here is what a working routine looks like:
- Morning: wipe down bedroom windows. Open wide for 5–10 minutes while you get ready.
- Showering: fan on before, door shut, fan running 15–20 minutes after.
- Cooking: lids on pans, extractor on, window cracked.
- Laundry: outside if at all possible. If not, one room, door shut, window open.
- Heating: low and steady beats hot and intermittent.
- Ongoing: furniture off external walls, dehumidifier sized to the actual space.
Most people who do this consistently see a real difference within a fortnight. Not perfection — some winter condensation on a cold morning is normal in a British home — but no more soaking sills, and no more black mould creeping around the frames.
